Before Businesses Sign the Lease – Save Your Business Time and Money with a Test Fit

If I am a business owner looking for space to lease, how do I make sure I know how much square footage I need, what occupancy the interior space should be considered, and that I can choose a space that saves me money in the long run? Many times, this is solved with something called a test fit.


A test fit is what it sounds like – testing if something will fit inside a certain space. They are more than a simple space plan. It is an early feasibility study that helps determine whether a space can truly support your operational needs before you commit to a lease or begin construction.


As a commercial interior designer, I approach test fitting with design and technicality in mind. In addition to evaluating how many workstations, offices, or support spaces can fit within a footprint, I assess factors that can impact project cost and schedule, including accessibility requirements, building code considerations like egress and life safety (are your stairs wide enough to fit all employees down in an emergency?), and circulation patterns.


My test-fit process helps clients answer critical questions early:

  • Can this space support our staffing and operational needs?

  • Are there accessibility or code challenges to address?

  • Will the proposed layout be practical for day-to-day operations?

  • Can we minimize costly infrastructure changes?

  • Are there permitting considerations that could affect schedule and budget?


Test fits identify opportunities and constraints before significant time and money are invested. A well-executed test fit provides confidence that a space is not only attractive on paper, but also functional, compliant, and ready to support the future of the business.
